Los Alamos National Laboratory (LANL) is strengthening its presence in Santa Fe, New Mexico, with the signing of three leases of approximately 105,000 square-feet of new office space. Given the increased scope of work LANL has taken on in the past few years, it is experiencing an influx in workforce population. Office space in and around “the Hill” has increased population density to over 100 percent.
This relocation project is a win-win for the laboratory, which also wants to strengthen its educational partnerships, workforce development initiatives, and technology transfer work. The expansion to accessible offices in the state’s capital is a great way to do this.
During the summer of 2020, NNSA and LANL’s Management and Operating (M&O) partner, Triad National Security, LLC, implemented the historical blanket Request for Proposal (RFP) for leasable office space in northern New Mexico.
The RFP was published in July 2020 and received significant interest over an even more extensive area than previously considered. The monumental change enlarged the initial area to a 50-mile radius from the main site to include Los Alamos, Espanola, and Santa Fe, New Mexico. The RFP provided broad solicitation criterion with the potential to award multiple leases due to the market’s inability to offer 300,000 square feet in one location.
Of the new leases that have been signed, one will employ 75 people at a hub for educational partnerships, workforce development initiatives, media relations, government affairs, and technology transfer at the corner of North Guadalupe and West Alameda streets in downtown Santa Fe. The Guadalupe office will be occupied when COVID-19 regulations are lifted. The 28,000-square-foot building is a phenomenal new location for laboratory meetings, events, conferences, and teleworking.
LANL is also strengthening its presence in Santa Fe with the signing of a lease of two adjacent office properties totaling 77,856 square feet of space at the corner of Pacheco Street and St. Michael’s Drive. This new location offers meeting rooms, permanent offices, and co-working space for roughly 500 employees in the laboratory’s administrative services sectors, including human resources, procurement, finance, and information technology.
The relocation project makes the LANL one of the five largest, non-public-sector employers in Santa Fe. However, even with the new buildings in Santa Fe, the vast majority of the laboratory’s 12,000+ employees will still work in Los Alamos County.
By strategically shifting personnel beyond the Los Alamos footprint, these new lease awards satisfy a great portion of the longer-term effort needed to meet LANL’s increasing office space needs while fulfilling NNSA’s national security priorities.
